I first want to say belated “Happy New Year” and I hope everyone had a wonderful holiday season.

This is the first post I have made since November 29th due to being super busy on into the first 2 weeks of 2012. We did a lot of non profit work for some people and business’ that we had to postpone until now.  Our last quarter in 2011 was great and I want to thank all of our new and repeat customers for thier business over the last several years.

New for Tropical in 2012, we will now be performing pool services upon me getting my CPO license or Certified Pool Operator Lic. Also, Jamie Gillespie will be back from up north in April so we can get our interior and exterior painting back on the go I just never have time to paint since Blaine and I stay steadily busy with cleaning jobs and paver seals however Blaine will be going to the sales side and Edmundo will become a full time tech.

When most people look into having their home or business’ roof, exterior or other surfaces cleaned they think pressure cleaning. But what most people are not educated on is who to hire and why. There are different ways to clean each surface correctly and incorrectly. Here is what I have noticed over the last decade and a half.

More people now know that pressure cleaning a roof is wrong and that it is very destructive whether it is tile, shingle, slate, metal or cedar shake even at the lowest pressure settings on a pressure washer. Still there are companies that still practice this method of roof cleaning which are usually new start up gigs that never last long, and homeowners and business owners that buy into pressure cleaning their roofs still; only to find out later that their warranty has been voided and the damage is irreversible. They can’t get the companies insurance to pay since they (the cleaning company) is out of business.

The proper companies to hire are companies who only use non pressure methods by using chemical roof cleaning and only rinsing off with a water hose. If they say that they do that and show up to clean your roof and fire up a pressure washer after applying a product to your roof, YOU the HOMEOWNER have the legal right to stop them from continuing and pay them nothing. Why? They made a false pretensious sale by lying and that legally voids even a signed contract. Now for exteriors, screen enclosures, walls, fences and painted flat surfaces pressure cleaning is still an accepted method. IF done properly by first applying a chemical solution and rinsing gently with the use of either a water hose or a pressure washer. The stereotypical picture you may invision of pressure cleaning is a contractor blasting off stuff with a high pressure fan tip waving it side to side and up and down to clean your home or business which is still used today only for paint preps not for basic cleaning and maintanence. That method is so outdated for cleaning that if you hire someone and notice they are doing it stop them immediatly!

The way that I prefer to clean those surfaces is by using a pressure washer with a chemical injection setup and custom made application tips and rinse tips not the stock tips that come with the pressure washer when it was purchased, I usually throw those in the trash or leave them with the dealer. I have 3 different application tips with a wide orface to allow the injection system to let the concentrated cleaning solution to mix with the water being fed through the hose and the rinse tips are smaller orfaced to cut off the circulation of chemical and allows only fresh water to pass for rinsing. I have 2 rinse tips one I have is worth $50.00 for just the tip alone and it is a high reaching stream/fan tip that can clean a 3 story building from the ground. Another reason I use this method is because I know exactly what percent I am spraying at all times which is 12.5% chemical and 87.5% water. Now, about the other correct method I (used) to use is by spraying a solution on with a 12 volt pump and rinsing with a water hose and I still use this method by request only. I do not prefer this method because it is time consuming, you can’t get mud dauber and wasp nests down easily with a waterhose especially if the house has very little water pressure and lastly you never really know if you are spraying too hot or too weak. I rather know for sure.

Now on concrete and pavers. There are 2 ways to clean these correctly and both ways involve using chemical. First, I will explain my way and then the other way I used to do it and why and the wrong way.

On non painted, non sealed or non coated surfaces I always pressure clean them using a surface cleaner first, then I rinse off the entire surface and apply a (LIGHT SOLUTION) to kill any reminents of the mildew spores and remove acorn and other growth stains. The reason for the light solution after cleaning? Grass along the edges of driveways and sidewalks and to make sure that the cleaning lasts a long time. Not a few months but for a few years. Note: it also depends on the shade and weather conditions but even then my process lasts 10 times longer than conventional pressure washing.

The second correct way I used to use is the spray it HOT! and let the rain wash it away method. I stopped using this method mainly because people want instant results and grass edges would get burned slightly due to the higher concentration of chemicals since lighter mixes take forever to get results and I had to waste gas by going back to touch up spots.

I also have seen the wrong way A LOT!! Everywhere I go I critique others work that I see around Central Florida during my schedules or on homes that I am there to do some cleaning for since the last guy did not make a happy customer. I can tell when a wand and fan tip was used, an orbital tip was used, and a surface cleaner was used since the pattern they took to clean it is visible. Why? They just used water, water has no cleaning or mildew spore killing properties and even though it may look clean once it is finished it will start coming back in as little as 3 weeks! 3 weeks of a clean driveway for the same price or maybe a little more for a driveway that stays clean for 2 to 3 years?? Make sure they use chemicals when they clean your driveway and sidewalks so you don’t waste your money. The guy who did your driveway and left lines everywhere probably bought pawn shop gear and just needed some quick cash so beware.

Today, I am going to first talk about tips on cleaning shingle and tile roofs safely without the use of a pressure washer or any high pressure rinsing system. First, before you decide to have your roof cleaned by doing it yourself remember that when you do so you need to take all safety precautions and have all proper equipment ( a pump up sprayer will not work efficiently ): Have a safe ladder with a stabilizer so that it is not resting on the gutters or drip edge which can dent or even damage them the stabilizer is also to keep the ladder from kicking left or right leaving you stranded on the roof if you do not have a helper. Second you will need a 100 gallon tank and either a Shurflo electric pump or a FloJet pump. You will need 200 to 300 foot of 3/4 inch poly braid hose, a ball valve, connectors, fan tip, wand, a 12v system to run the pump such as a deep cycle or regular car battery. Third a respirator for vapors not a paper mask! Gloves & eye protection. Fourth you will need a good amount of solution. Roofing manufacturers suggest a mix of (Sodium Hypochloite) or Pool Chlorine, (Tri-Sodium Phosphate) or TSP and mix it at a 40 gallons of chemical and 60 gallons of water. Lastly you will need a 100 ft waterhose to keep plants wet during the cleaning and also for rinsing the roof.

You can do it in a more cost effective and safer manner by contacting a reputable and highly experienced roof cleaning contractor like me. Which can clean your roof efficiently, effectively and safely instead of purchasing all that equipment and supplies. I have been cleaning roofs since 1998 and I have seen it all. From the do it yourselfer who gave up after a week of trying, to the person who had purchased a spray on and leave it roof cleaning product from a home improvement store or online that just did not work at all to the person who thought they called the right company until they showed up with a pressure washer in the bed of their truck attempting to or actually cleaning their roof and the cleaning did a lot of damage or simply did not last for more than 3 or 4 months or both. So make sure that who you do hire uses Non Pressure Roof Cleaning Methods that gives you long lasting and instant results with a type of warranty.

Now advice on pressure cleaning: From the exterior to the driveway to pool enclosures and decks there is a wrong way and a right way to pressure clean them. The stereotypical picture that you probably think of when pressure cleaning is the one where high pressure is used up close with just water fanning side to side on all surfaces. The actual way we do it is a cold water, solution controlled chemical cleaning with custom tips for application and rinsing. For flat surfaces like concrete driveways and sidewalks we also see “new short term” start up companies using either a high volume 15, 25 or 40 degree tips which is so time consuming and does not clean evenly at all; you may have had yours cleaned by this method and within a short period you will see the mildew growing back and a striped pattern that emerges. We use a different approach, the tool is a classic whisper wash surface cleaner that looks like a buffer in a way but it is actually a spraybar with 2 tips that rotate at high RPMs and cleans the surface evenly and efficently and afterwards we do what most do not do. We apply a light solution to actually kill the mildew root system that is left over after cleaning with plain water so that when it starts getting dirty again in a few years it will come back evenly and not leave an ugly line pattern down the driveway and sidewalks. I have even seen driveways that were cleaned like this that the homeowner was told that is the best it is going to get which I think is not a good way to do business and that can ruin it but also help for those who do it right.

Pressure washing exteriors, screen enclosures and other surfaces that require careful and experienced knowledge to do so: The way to do it right is to first use a detergant fan tip or a wide orface stream tip to allow the solution to pass through the injection system on all exterior surfaces like the underside of the drip edge, facia, soffits, outside of gutters and walls or all vertical surfaces and on pool enclosures all screens and beams. There is no spot treating since it will just create a big clean spot. Once the cleaning solution is applied by sections and it has sat for for about a minute or so we will switch tips and flush out the lines to where fresh water is only coming out and then rinse the sections that the solution was applied to completely including all windows and doors. This solution removes green algae, mildew, bug and spider debris, wasp nests, mud dauber nests and other debris that is on the exterior. The custom tips I had made for me cut off the circulation flow of the solution and only lets fresh water to pass through and the solution injection it controls the percentage at 15% at all times.

The results are amazing and they are long lasting. You will be happy when you see how it comes out and also how long it stays clean. Although in the more humid climates cleanings of course never last forever since the spore block inhibitors wear off like pest control products and lawn care products do. However, we do have a maintenance program to come out every year to keep your exterior free of damaging mildew and other contaminants in the air.
