I found an article today that was presented to everyone at the RCIA from Chris Tucker a friend from Tampa and owner of Apple Roof Cleaning. This is for everyone who wanted to know if Chlorine / Sodium Hypochlorite is safe for people, pets and plants as well as the environment and roofs. Note: All major and non major roofing manufacturers recommend the CORRECT use of chlorine bleach as the base chemical for cleaning roofs just FYI!

Here isthe article as a copy and paste from the RCIA website.

Here is the low down on Sodium Hypochlorite.

Human and Environmental Safety

During the last few years there has been a concerted effort to investigate and assess the human and environmental safety aspects of sodium hypochlorite. An extensive review of the literature has been undertaken by many investigators and the conclusions drawn are that sodium hypochlorite is safe for humans and the environment.

Depending on the concentration involved, hypochlorite solutions can be classified as either irritant or corrosive and appropriate precautions should be taken when using the product, carefully reading the label, adhering to cautionary warnings and following usage directions. Particular attention must be paid to not mixing with other products, such as toilet bowl cleaners, rust removers, ammonia or acids. Although skin and mucous membrane irritation can occur when the exposure concentration is greater than 5%, these effects are reversible. The overall safety of sodium hypochlorite is further documented by reports from poison control centres in North America and Europe which show no major health effects after unintentional ingestion or skin contact. The unpleasant taste of the product prevents unintentional ingestion of significant quantities and thereby limits the extent of injuries. It is documented that sodium hypochlorite is not a mutagen, carcinogen, teratogen or skin sensitizer. Indeed, in the context of its use in drinking water, IARC (the International Agency for Research on Cancer) has concluded that chlorinated drinking water is not a “classifiable” human carcinogen. Under normal household use, sodium hypochlorite is broken down in the environment into table salt, oxygen and water. Other substances may be formed, to a small extent. These by-products are most often referred to as AOX (adsorbable organic halides). A great many studies have been made to provide a risk assessment of household bleach in terms of its formation of AOX. The conclusions drawn were:

  • the amount of AOX is very small both in absolute terms and relative to other human activities and natural sources,
  • the majority of these AOX are easily degradable,
  • the AOXs formed are primarily water soluble and not bio-accumulative.
  • highly chlorinated species, such as dioxins, are not formed.

The conclusion of the Swedish Environmental Research Institute was that sodium hypochlorite “does most probably not create environmental problems when used in the right manner and in recommended quantities”.

Conclusion

Sodium hypochlorite has a long history of safe use in homes, hospitals and schools, and it is widely available at low cost to consumers. It is highly beneficial to basic hygiene and good health due to its disinfecting and sanitizing qualities. It kills all known germs and a wider range of bacteria than other disinfectants, and it helps to prevent the spread of diseases through water and surfaces.

Orlando Safe No Pressure Roof Cleaning and Pressure Washing all other surfaces safely without any damages and you will have long lasting results since we always use cleaning solutions with all of our cleaning services not plain water.

Here are a few tips for homeowners to prevent certain stains that will not come off with cleaning…

Floor mats: I have noticed over the past 14 years that certain floor mats always leave a stain on painted decks and entrys by front doors due to the material they are made from. Black rubber mats are the worst since they act kind of like a tire peeling out on pavement, when you come inside you wipe your feet over and over and the mat leaves black marks. Another thing is moisture under the mats, when you have your deck or entry cleaned always make sure it is dry before replacing the mats. We do not leave mats rolled up because we forget, we do it so it will not leave a stain. Use mats that are made from other materials besides black rubber.

Iron Patio Furniture: If you plan on or have iron patio furniture it is a good idea to purchase plastic tabs for the legs and feet of the furniture so that the furniture will not leave rust stains on the deck or pavers. Use an adhesive to hold them on so that they do not come off easy. It will save you from having to replace or recoat your deck or patio.

Potted Plants: Years of cleaning decks and other flat surfaces I have seen it all, I have seen decks ruined from potted plants being set flat on the decks and circles of stains from the potted plants especially clay and metal pots. What you can do is put them on rollers or on plastic shims to keep the pots up off the deck about an inch so that the deck can dry properly under the pots and will not leave stains.

Gutter Downspouts: If you have gutters on your home and have a downspout that runs onto your driveway try and devert it away from the driveway or pavers so that it will not erode away the surface from constant water and also another benefit is that it will prevent moldy black stuff from accumulating in those areas.

Armor All Tire Wet: If you have a concrete driveway and have areas that are white on the driveway that are visible especially after having it cleaned it is armor all stains and they will not come off. If you decide to use armor all on your tires do it in the street or put cardboard under the tires and do not spray it on, use an application pad to apply.

Vines and Mud Dauber Nests: If you see vines starting to grow on your exterior pull them off asap because once they root in they will leave little black spots everywhere and cannot be removed by cleaning without damaging the paint. Mud Dauber nests are a common occurrance on many homes and if not removed quickly they will almost always leave a stain behind since the mud they use has had time to set in on your paint and will not come off.

I hope this information helps you out, and when the time comes for a roof cleaning, exterior cleaning, screen enclosure cleaning, pool deck cleaning, driveway and sidewalk cleaning or a paver seal give us a call and we will take good care of you like the thousands of customers we have serviced over the past decade and a half.

Safe No Pressure Roof Cleaning and Pressure Washing Services. We service all of Central Florida including Orlando, Kissimmee, Deltona, Clermont, Leesburg, Titusville and everything between.

For a fast free over the phone or in person “No Obligation” written estimate call 407-415-3419 or www.tropicalroofandexterior.com and we will be happy to answer any questions you may have. Since we are a small family business we may not get to the phone right away since we are usually cleaning a home or business, but if you leave a message we will return your call promptly or if you email us we will get back to you faster at info@tropicalroofandexterior.com and leave your name, phone number, a message that contains what you would like to have serviced and we can almost always do it with our building specs program that gives every detail of your home or business’ actual square footage and other details. There are times though where we will have to come out to look at a property personally.

Roof Cleaning should never be done by pressure washing. The only way that any roof should be cleaned is with a soft chemical cleaning process and rinsed only with a waterhose from a standard water spigot.

Pressure Washing all other surfaces is actually not the stereotypical blast stuff off with water deal. There is a process that we use that involves the use of pressure washing. But our machines are equipped with an injection system and custom application and rinse tips so that there will be no damaging pressure as well as we use only double steel braided mark free hoses so you never have black or blue marks that rub against your home or business’ exterior. The way it works: I will say it in easier terms, apply the solution to the surface then switch tips and run until fresh water comes out then rinse and is done in sections. No getting up close and blasting stuff off just a spray and rinse. Why did we switch to using pressure washers for all other cleanings except roofs? Because, you can get more cleaned safely and the solution is controlled to an exact mix and no guessing what is in the tank. We used to do it the way of the ducks but found it to be more of a problem than a solution since you may have a 20-30 percent solution and you end up with dead plants or plants that are severely damaged as well as areas that could not be reached or rinsed thoroughly with a water hose.

Driveway and Walkway Cleaning is done with a surface cleaner not an orbital tip or a wand. We clean the entire surface first, then we rinse off all dirt, mildew and other contaminants that were on the surface and then apply a light solution to prevent fast regrowth and give a long lasting even cleaning.

Gutter Cleaning is always a full service. It includes hand or vac cleaning the gutters out (not blowing out leaves with a pressure washer or blower all over your lawn and shrubs) and then the debris is bagged in 3 MIL contractor bags and disposed of by us at our facility.

So if you want great service that is thorough and dependable give us a try!

We have been since we started and have many loyal customers there who love our work. We are not just contained to cleaning homes and business’ in Greater Orlando, we have traveled or we will sub out work in South Florida, Tampa and North Panhandle of Florida depending on the size of work and our availability. The cleaning companies that we sub our work to are the only companies we recommend because of their reputation and experience.

Tampa Florida contact Chris Tucker at Apple Roof Cleaning at 813-655-8777 or visit his site at www.saferoofcleaning.com trusted and professional his team will take good care of you, I promise!

Southwest Florida  contact Chuck Bergman at 941-698-1959 http://swfloridaroofrestoration.webs.com/ 30 plus years under his belt is “real” experience.

For North Florida and the Panhandle area Contact: Russ Spence at
Prokleen Powerwash at 251-222-3011 or www.prokleenpressurewashing.com

The reason I choose these companies to quote and service projects I can’t get to is my peace of mind. It is also my reputation on the line and I can’t justify calling some big corpoation who will just over price you and give you broken promises or the newbe in this business who thinks that this is a cake walk type job and take that chance. We have all earned our place in this industry by years and years of experience and proving ourselves by aquiring so many repeat customers in the roof cleaning and pressure washing industry.

This should take out the guess work and the idea of shopping around for the cheapest out there; the cheapest are cheap for a reason. No experience, no sales skill and they have to bid low to get work since they are usually desparate for work but in the end they never last and move on to other ventures.

Call 407-415-3419 or visit www.tropicalroofandexterior.com

In the summer and every summer for the last 14 years business is at it’s slowest but this year has been the slowest yet! It has a lot to do with the economy and the elections coming up. People in general are holding on to every dollar they can from being unsure of what the future holds. So what we at Tropical have done over the last few months is work with our suppliers and vendors on getting better rates for us so we can get better rates to you. We purchase over 30k dollars a year in cleaning solution alone not to mention all of the other parts and supplies to keep us fully up to date with our equipment and vehicals. One thing we will never skimp on is top notch insurance for both parties protection. But our rates are very competitive, not saying we are the cheapest because to do it right or have it done right you will be paying more. I have seen the results of the super cheap guys and they are not pretty. You know the saying “You get what you pay for” well that stands so true in this business. I have heard from many people I have met over the years when giving a price for cleaning they tell me the last guy did it for this and I ask them why didn’t they call them. This is the most common answer: they are out of business! – or – they killed all of my plants and did a lot of damage! So don’t go with the cheapest bids people, that is just too risky and if it sounds too good to be true, it is.

I price every roof cleaning job or any other cleaning service the same. If you live in a modest 1200 sqft home or a 40,000 sqft home I never judge on income or status. I clean NBA players homes for the same price as any other home. Priced per sqft. Equally and that is the bottom line so don’t let any other company take advantage of you because of your status. I give active and non-active military and senior discounts and also package deals.

Give us a call today for more information and a free consultation. I will come out and see what you have and give my recommendations as well. It is free and there are no obligations.

Today, I am going to first talk about tips on cleaning shingle and tile roofs safely without the use of a pressure washer or any high pressure rinsing system. First, before you decide to have your roof cleaned by doing it yourself remember that when you do so you need to take all safety precautions and have all proper equipment ( a pump up sprayer will not work efficiently ): Have a safe ladder with a stabilizer so that it is not resting on the gutters or drip edge which can dent or even damage them the stabilizer is also to keep the ladder from kicking left or right leaving you stranded on the roof if you do not have a helper. Second you will need a 100 gallon tank and either a Shurflo electric pump or a FloJet pump. You will need 200 to 300 foot of 3/4 inch poly braid hose, a ball valve, connectors, fan tip, wand, a 12v system to run the pump such as a deep cycle or regular car battery. Third a respirator for vapors not a paper mask! Gloves & eye protection. Fourth you will need a good amount of solution. Roofing manufacturers suggest a mix of (Sodium Hypochloite) or Pool Chlorine, (Tri-Sodium Phosphate) or TSP and mix it at a 40 gallons of chemical and 60 gallons of water. Lastly you will need a 100 ft waterhose to keep plants wet during the cleaning and also for rinsing the roof.

OR

You can do it in a more cost effective and safer manner by contacting a reputable and highly experienced roof cleaning contractor like me. Which can clean your roof efficiently, effectively and safely instead of purchasing all that equipment and supplies. I have been cleaning roofs since 1998 and I have seen it all. From the do it yourselfer who gave up after a week of trying, to the person who had purchased a spray on and leave it roof cleaning product from a home improvement store or online that just did not work at all to the person who thought they called the right company until they showed up with a pressure washer in the bed of their truck attempting to or actually cleaning their roof and the cleaning did a lot of damage or simply did not last for more than 3 or 4 months or both. So make sure that who you do hire uses Non Pressure Roof Cleaning Methods that gives you long lasting and instant results with a type of warranty.

Go to this site for very useful information: www.roofcleaningchemicals.com

Now advice on pressure cleaning: From the exterior to the driveway to pool enclosures and decks there is a wrong way and a right way to pressure clean them. The stereotypical picture that you probably think of when pressure cleaning is the one where high pressure is used up close with just water fanning side to side on all surfaces. The actual way we do it is a cold water, solution controlled chemical cleaning with custom tips for application and rinsing. For flat surfaces like concrete driveways and sidewalks we also see “new short term” start up companies using either a high volume 15, 25 or 40 degree tips which is so time consuming and does not clean evenly at all; you may have had yours cleaned by this method and within a short period you will see the mildew growing back and a striped pattern that emerges. We use a different approach, the tool is a classic whisper wash surface cleaner that looks like a buffer in a way but it is actually a spraybar with 2 tips that rotate at high RPMs and cleans the surface evenly and efficently and afterwards we do what most do not do. We apply a light solution to actually kill the mildew root system that is left over after cleaning with plain water so that when it starts getting dirty again in a few years it will come back evenly and not leave an ugly line pattern down the driveway and sidewalks. I have even seen driveways that were cleaned like this that the homeowner was told that is the best it is going to get which I think is not a good way to do business and that can ruin it but also help for those who do it right.

Pressure washing exteriors, screen enclosures and other surfaces that require careful and experienced knowledge to do so: The way to do it right is to first use a detergant fan tip or a wide orface stream tip to allow the solution to pass through the injection system on all exterior surfaces like the underside of the drip edge, facia, soffits, outside of gutters and walls or all vertical surfaces and on pool enclosures all screens and beams. There is no spot treating since it will just create a big clean spot. Once the cleaning solution is applied by sections and it has sat for for about a minute or so we will switch tips and flush out the lines to where fresh water is only coming out and then rinse the sections that the solution was applied to completely including all windows and doors. This solution removes green algae, mildew, bug and spider debris, wasp nests, mud dauber nests and other debris that is on the exterior. The custom tips I had made for me cut off the circulation flow of the solution and only lets fresh water to pass through and the solution injection it controls the percentage at 15% at all times.

The results are amazing and they are long lasting. You will be happy when you see how it comes out and also how long it stays clean. Although in the more humid climates cleanings of course never last forever since the spore block inhibitors wear off like pest control products and lawn care products do. However, we do have a maintenance program to come out every year to keep your exterior free of damaging mildew and other contaminants in the air.
